From listing audit to your first weekly payout

Four steps, each with a written approval point. Nothing changes on your listing, your rate or your repair budget without your sign-off.

Owner control

Three rules we do not bend, and three things we will not promise

Your flat stays yours. Every rate change and every repair decision passes through you first, and we tell you the limits of the service in writing rather than in a phone call.

    You set the minimum nightly rate

    We publish a recommended rate for each date and season, but the floor is yours. No night is sold below the number you set, not even for a last-minute fill.

  2. 02

    Seasonal rate changes need your written approval

    Any change to the seasonal price ladder is sent to you as a short summary first. It goes live only after you reply with approval in writing, by email or in chat.

  3. 03

    Repairs above your cost ceiling need approval

    Small fixes under the ceiling you set are handled and shown in the weekly ledger. Anything above it waits for your approval, with a quote attached to the request.

Explicit limits of the service

  • No booking guarantee. We do not promise a set number of reservations in any month.
  • No occupancy guarantee. Nights sold depend on your calendar, your rate floor and the market.
  • No income guarantee. The weekly payout ledger shows what was realised, never a forecast we cannot control.
  • No control over demand, seasonality, travel conditions or platform visibility.
  • No tax or legal advice. We hand over clean revenue records; your accountant files them.

FAQ

Fees, contracts and how the agreement ends

The five answers below are written the way they appear in the management agreement. If a term is not stated here, it is not part of the deal.

How are your management fees calculated?

Management fees are charged on realised booking revenue only. The rate is a percentage of completed stays plus a stated monthly minimum, and both figures sit on the fee schedule inside your agreement. Cleaning cost, the platform commission and the management fee are deducted before the payout, so the weekly ledger shows the net amount that reaches your account in UAH.

What contract length do you ask for?

The initial term runs 12 months from the first listing date, then continues month to month. You set the minimum nightly rate, seasonal rate changes require your written approval, and any repair above your agreed cost ceiling is quoted to you before work starts.

How do I end the agreement?

Send written notice to contact@zylaridxa.com with 60 days' notice. There is no early termination penalty after the first six months. We return the listing, keys and guest calendar on the agreed date, and the closing ledger is issued within 14 days.

What is never included in the service?

No booking, occupancy or income guarantee. We do not control demand, seasonality, travel conditions or platform visibility, and we do not give tax or legal advice. Scope is fixed by the service task table with an Included in column per tier, so nothing is promised verbally beyond that table.

How and when do I get paid?

Payouts run weekly in UAH to your account, one ledger per week: nights sold, average nightly rate, gross booking value, cleaning cost, platform fee, management fee and net. The same columns are shown on the weekly ledger sample.
