1. General

These Terms govern use of zylaridxa.com (the "Site") and requests for short-term rental management services. By using the Site you accept these Terms. We comply with the Law of Ukraine 'On Electronic Commerce' No. 675-VIII dated 03.09.2015.

2. Service Provider

3. Scope of Services

We provide management of short-term rental properties: listing, guest communication, check-in/out coordination, cleaning and maintenance, and reporting. The exact scope is agreed per property.

4. Fees and Payouts

Service fees are set in UAH and stated in the service agreement. Payouts to landlords are made in UAH to the bank account provided, after deduction of fees and costs, within the agreed period. We comply with the Law of Ukraine 'On Consumer Protection' No. 1023-XII dated 12.05.1991.

5. Landlord Responsibilities

The landlord confirms ownership or authority, provides accurate property details, ensures compliance with local rules, and maintains insurance. The landlord is responsible for taxes on rental income.

6. Personal Data and Cookies

We process personal data per the Law of Ukraine 'On Personal Data Protection' No. 2297-VI dated 01.06.2010. Cookies that process personal data require prior informed consent. See our Privacy Policy.

7. Limitation of Liability

To the extent permitted by law, we are not liable for indirect losses, guest conduct, or force majeure. Nothing limits consumer rights under Law No. 1023-XII.

8. Dispute Resolution

Disputes are resolved by negotiation; consumers may apply to the State Service of Ukraine for Consumer Protection or to court. Governing law: Ukraine.

9. Changes

We may update these Terms; the current version is posted on the Site.
